Canary District Construction Update

  •  Construction on the Canary District and surrounding neighbourhood is well underway. With the mild conditions last winter and favourable weather this summer, considerable construction progress has been made.
    • Road infrastructure work includes the redevelopment of Cherry Street and Old Eastern Avenue. This complex infrastructure renewal program has been designed to accommodate the eventual build out of the entire Canary District and West Don Lands neighbourhood.
    • The YMCA and George Brown College are on track for topping off in Spring 2013.
    • The first market building, now onsale, is scheduled to have a crane erected onsite next month and another in January
    • Construction on the second market condominium building is also underway with a crane scheduled to be erected next month and another in December of this year.

According to Urbanation and RealNet, The Canary District’s initial release had the highest amount of units sold of those projects launched in downtown Toronto in our opening month of June.

Canary District Condominiums is now over 50 percent sold.

  • This exciting new neighbourhood occupies 35 acres of land adjacent to the spectacular new 18-acre Don River Park.
  • The Canary District will first be used temporarily as the Athletes’ Village for the Toronto 2015 Pan/Parapan American Games. During the Games the Athlete’s Village will host approximately 10,000 athletes and officials from 41 countries. Following the Games, the permanent buildings comprising the Village will be re-imagined as The Canary District.
  • The Canary District will feature 8 buildings. To ensure aesthetic diversity, teams from four architecture firms—architectsAlliance and KPMB, Daoust Lestage Inc., and MacLennan Jaunkalns Miller—were commissioned to design unique, contemporary buildings reflective of their trademark architectural styles.
  • The neighbourhood will be comprised of a number of different types of housing:
    • 805 market condominiums, 28 townhomes and 12 loft units and top tier retail
    • 253 units of affordable housing with a broad range of housing types; including two storey maisonettes and one – and two – storey apartments
    • o George Brown College’s first student residence
  • YMCA complex housing a pool, gym, fitness centre and community facilities.
  • The Canary District name derives from the famed Canary Restaurant which graced the corner of Front Street East and Cherry Street from the mid-1960’s to 2007. The building itself dates back to 1859 and took on several forms over the years, starting as the
  • Palace Street School. It later took on a new life as the Cherry Street Hotel, before eventually becoming the Canary Restaurant.
  • The Canary District’s main street—Front Street East—will be enlivened with 40,000 square feet of retail space housed on the ground floors of its residential buildings, inspiring public art and pedestrian-friendly mews and courtyards.
  • The Canary District has been designed with sustainability in mind. Buildings employ local materials wherever possible, and are designed to meet LEED® Gold Standards.
  • Planning for the area’s redevelopment began in earnest in 2001 and has involved a wide range of stakeholders, including The City of Toronto, Waterfront Toronto, Infrastructure Ontario and local community groups.
  • The historic CNR and Canary Restaurant/Palace Street School heritage buildings will be retained. The former will anchor a new public plaza, into the Canary District.
